At Iron Eagle Roofing, we educate homeowners on their home insurance claims on ACV/RCV, depreciation, supplements, and the payment timeline so you always know where every dollar is coming from and where it’s going — no surprises. After your insurance adjuster appointment is completed, you will receive their Estimate of Repairs (contractors often call this Scope of Loss) anywhere from 1-14 days later. This typically will include all items they have noted have storm related damage, whether it’s personal items (lawn chairs, flowerpots, etc.) or property. It’s important that your contractor has a knowledgeable and successful Supplement Team to work with your insurance to ensure everything is covered as the majority of the time insurances leave off necessary items from their Estimate of Repairs. The Supplement Team is also capable of not only getting more for your claim but also potentially putting MONEY INTO YOUR POCKET. Here’s how.

You may not care about your flowerpots or other personal items that were damaged, but the insurance company is required by law to pay an amount of money for it. Whether there is damage to your grill, patio furniture, outdoor toy storage boxes or other items you are entitled to receiving funds. Additionally, for your property damages such as gutters and fences, you will receive money for those to which you may decide to do the work for repairs or not. However, if you do not get them fixed your insurance company will not pay you for them again until they have been fixed. You may allocate those funds to getting other items fixed or to save some out-of-pocket expenses. Your contractor and his Supplement Team are responsible for advocating for you and holding your insurance company accountable.

After your adjuster appointment you will receive partial payment from your insurance 3-14 days after. You will not receive all of the money required to fix the damages, yet. There may be as many as 4 checks/direct deposits sent to you from your insurance company before, during and after your repairs. Do not panic when your first check, called the ACV, is far below what’s required to perform the work. When you receive your Estimate or Scope, you will see the following abbreviations listed in columns. Let’s review what each of these abbreviations mean and how funds will be distributed.

RCV (Replacement Cost Value): What your insurance company has determined is the full, fair cost to replace your roof and all relating items today with similar materials and quality.

Formula:

RCV = ACV + Depreciation + Deductible

Depreciation: The amount the insurer subtracts funds for age/wear on the roof, gutters or other materials.

  • Recoverable depreciation: Funds that are paid back to you after the work is completed and invoiced. These funds are paid directly to you from your insurance and then given to your contractor.

  • Non-recoverable depreciation: Funds that are not paid back (common with ACV-only policies) whether it’s the roof itself or other items, such as metals (garage doors, ventilation slant backs, etc.)

ACV (Actual Cash Value): What your old roof and other items were “worth” at the time of loss. This is the basis for your first payment. Typically, the first check received will be the ACV - Deductible.

Formula:

ACV = RCV – Depreciation

Deductible: Your out-of-pocket portion set by your policy. The insurer subtracts it from what they pay; you pay it directly to your roofing contractor.

Supplements: Additions/corrections to the insurance scope that your contractor submits when something was missing, underpriced, or required by code (e.g., extra underlayment, ventilation, drip edge, decking repairs). If approved, the insurer increases the claim amount and issues additional funds to you as the homeowner that you then release to your contractor. Your deductible does not increase because of supplements.
